Commercial Building Condition Assessments are generally conducted prior to purchasing, for due diligence, asset management and maintenance planning. The scope of the inspection conforms with ASTM E2018 – 08 Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process, and includes:
- A walk-through survey of the building(s) and property to identify physical deficiencies and assess the various systems, components, and equipment. This includes building envelope, interior finishes, electrical, mechanical, fire and safety, paving and flatwork.
- Written and photographic documentation of each component and observed deficiencies.
- Review of any available documentation and interviews with personnel that is pertinent to the maintenance and repair history for the subject property.
- Compilation of a written report including observed deficiencies and a list of recommendations for repair/replacement with associated estimated costs.
