We can perform your home inspection before you put your house up for sale. This can help to sell your home more quickly by helping you to price your home according to its current condition, and by making you aware of any unknown problems before you list. You may even choose to make certain repairs or improvements before going on the market. Conducting an inspection prior to receiving offers helps to avoid any last minute re-negotiations based on discoveries made during the buyer’s home inspection.
- Tarion Warranty Inspections
A new construction inspection addresses issues that are covered under the Tarion New Home Warranty in addition to deficiencies that are noted during a regular resale home inspection. This service has been developed specifically for assisting buyers of new homes with understanding their warranty coverage and the claims process. After a visual examination and testing of standard equipment in a newly built home, a written report is provided that includes Tarion warranty items, workmanship and materials issues and consistency with Code (although it is not a code compliance inspection).
The New Construction Inspection Training Program (NCITP), a national initiative of the Canadian Association of Home & Property Inspectors (CAHPI, was launched in 2011 to improve inspection and reporting methods and reduce the growing number of consumer complaints related to newly constructed homes.
The benefits to having a New Construction Inspection include advice on warranty coverage; assistance with completing the Statutory Forms; and third party impartiality, resulting in fewer disputes.

- Energy Audits
Sigma Inspection Services can help you reduce utility costs and improve comfort levels in your home with a comprehensive energy assessment.
Using a blower door, infrared thermography and specialized software, a Certified Energy Advisor will inspect your home and collect data to evaluate energy use and building envelope performance. You will receive a written report of the results including suggestions for improvement and a rating for your home using the Energuide scale.
We also perform follow-up inspections to determine how much improvement has been achieved through your upgrades. This can include evaluating the quality of workmanship by contractors for insulation, air sealing and window installation etc.
